  • Inclusion on the ‘Rightmove’ national website
  • Arrange accompanied viewings for prospective tenants.
  • Collect the first months rent and bond from your tenant.
  • Conduct a full credit search using ‘Leaseguard’ (specialist tenant referencing company)
  • For prospective tenants in receipt of housing benefit - also conduct a full credit search on guarantors using ‘Leaseguard’ (specialist tenant referencing company)
  • Ensure that all tenants have contents insurance in place prior to the move in date.
  • Provide a tenancy agreement (as required by current legislation)

FULLY MANAGED

  • Obtain meter readings
  • Construct an inventory, defining the condition of the property prior to each tenant moving in.
  • Provide a tenancy agreement (as required by current legislation)
  • Collect the rent from your tenant, forwarding payment to you by BACS transfer, less our management fee.
  • Arrange for any necessary repairs (deducting monies from rent payments up to an agreed limit). Then inspecting the repairs upon completion.
  • Conduct property inspections every three months. Reporting any minor repairs.
  • Inform you if the tenant is in breach of the tenancy agreement or falls into arrears.
  • Construct a move out report, defining the condition of the property after each tenant has moved out (arranging any agreed repairs before releasing the tenants bond).
